Advice on how to move almost 4 year old into own bed/room.

Hi !! I am a mom to a soon to be four year old who has Down syndrome. We have co-slept for basically her whole life, and I haven’t minded up until now. We are moving in with my boyfriend soon, and I would like to transition her to her own bed/room. While I love having her close by it is time. So any tips or advice would be greatly appreciated!! I mention she has Down syndrome because she may not understand everything a typical four year old would as in just talking to her about the changes, and why it is happening.
